The Trustee Council of the Fund for the Guarantee of Time of Service (FGTS) increased from R $ 170 thousand to R $ 190 thousand the real estate financing ceiling of the Minha Casa, Minha Vida Program in the metropolitan areas of Brasília, Rio de Janeiro and São Paulo . For municipalities with more than one million inhabitants and other capitals, the maximum amount increased from R $ 150 thousand to R $ 170 thousand.

In addition to the ceiling with a value of R $ 20 thousand, the FGTS Curator Council also updated the amount of the subsidy for low income families, before R $ 3,100 passed to R $ 3,275, the maximum amount that the beneficiary has right went up to R $ 25 thousand, before it was R $ 23 thousand. With the reduction in one percentage point of the interest rate on financing in the Minha Casa Minha Vida program to families with incomes between R $ 3,275.01 and R $ 5,000, the rate falls, in practice, from 8.16% to 7.16% per year.

In transactions under the FGTS, family income may reach R $ 5,400, but the rate remains at 8.16% for rents above R $ 5,000. The families with income between R $ 2,325.01 and 2,455, whose rate falls from 6% to 5, also benefited from the interest rate reduction. The interest rate was also reduced to 6% per annum for people with income between R $ 3,100.01 and R $ 3,275.

The measures adopted by the Board of Trustees of the FGTS are important to adjust the real estate values ​​to the variation of the INCC and align the loans of the FGTS to the policy of reduction of interest. He assured that, in this way, the perennial and the remuneration (TR plus 3% per year) of the fund’s deposits are guaranteed, according to the Minister of Labor.

The application of FGTS funds in the Minha Casa Minha Vida Program will warm the construction market, which has as a consequence the acceleration of the country’s economic growth, added Brizola Neto.

Despite the increase of R $ 170 thousand to R $ 190 thousand, to be reasonable, this equation served only to balance the market, which has already significantly increasing the value of real estate in almost all regions of the country is practically impossible to buy a property with this funding ceiling in some cities, the reduction of interest will leave the borrower’s pockets extra money, so that other fees are not created to bear the cost of reducing the rate.
